Our approach to achieving this objective could be considered as follows:
1. RENTAL VALUATION: Given the opportunity, we intend to carry out a rental valuation to ascertain and give our professional opinion on the following:
a) Advise the Landlord on what to accept as rent,
b) Advise the Landlord on rent revisions
c) Determine the assessment of rateable value
d) State the effect of Rent Control Laws as it affects properties within the local government area.
2. LETTING: Given the opportunity, we intend to:
a) Put in place adequate marketing strategies, which will include advertisement in the daily Newspaper and Property Magazines, internet based property sales and letting platforms for procurement of willing and able tenants for occupation of the property at the shortest possible time.
b) We shall also use our firms' bulleting to bring the property to the knowledge of our co-professionals.
c) Personal contact with reputable organization that had been adjudged good tenants will also be made to ensure quick letting of the property to bring void periods to a minimum, hence a reduced loss of income, which is usually associated with such periods.
d) Adequate open market survey will be carried out in terms of new developments, through the analysis of open market rental data from similar developments, in order to determine and fix the full market rental values on the properties from the onset.

3. MANAGEMENT: This involves the day-to-day handling of the affairs relating to the property with the aim of achieving the optimum returns. To attain this goal, one requires good managerial expertise, hence the following steps:
a) Selection of tenants: With our wealth of experience in this area of the profession, we would ensure that the would-be-tenants are able to pay rent and other charges continually as at when due. It would also be ascertained through interviews that the prospective tenant would be one capable of keeping the property in good and habitable condition at all times for the sustenance of the economic life of the property.
b) Rent collection: Our programme of action in this area will include the following:
i. Collecting rent and bills receivable for and on behalf of the Property owner in respect of the subject property.
ii. Issuing tenants with demand notices in good time and ensuring that rent are paid as at when due.
iii. Collected rents shall be receipted in triplicate in order to afford the Tenant, the Property Owner and the Managing Agents (MacMomoh and Co.) appropriate records in their various offices and crosschecking system.
iv. Statement of Account on the property together with due rent remittance will be rendered and submitted to the Property Owner depending on the terms of the tenancy.
v. Difficult and rent default tenants will be evicted on time to avoid rent losses. Arrears of rent must also be recovered. These are effected through the use of every legal means available to us.
c) Preparation Of Lease Agreement: We will liaise with the Property Owners
approved Solicitors with a view to ensuring that standard lease agreements are prepared and documented. We would also ensure that tenants comply with the terms and conditions of the lease agreements such as payment of rent, rates, electricity bills, refuse disposal, redecoration and ensuring that they do not subject the property to any onerous use(s).

d) Periodic Inspection: Routine inspection of the property will be undertaken with a view to identifying problem areas with the structure and fabrics of the building, hence adequate maintenance attention to the Property Owners liabilities and to achieve the best of the economic and physical life of the building.
e) Landlords' Outgoings: We would ensure for and on behalf of the Landlord that the following are properly taken care of:
I. Prompt payment of adequate insurance premiums,
II. Settlement of rates, taxes and other township levies on the property,
III. Payment of ground rent or charge that might be applicable; and
IV. External decorations when necessary.

FACILITIES MANAGEMENT
In an ideal world, all real estate facilities operate flawlessly and are well managed by real estate professionals, allowing business organizations irrespective of their size and scope to focus on the core competencies of their business, which in turn contributes to broader business and financial goals. However, the actual scenario is quite different as most of these companies spend their precious time on mundane maintenance and facility management tasks resulting in decline of productivity in terms of work.

BUILDING CONSTRUCTION & DEVELOPMENT PROJECT MONITORING
